Spectacular Exclusive Use Accommodation

In 2022 we finished the conversion of a number of our smaller barns into luxury cottage accommodation to compliment the split level one bedroom cottage that was already in place.

All our accommodation is set in vaulted ceiling barn conversions. Each offers double/twin rooms with ensuite facilities including luxury bedding and towels – and large kitchen diners that allow for a truly relaxed and laidback atmosphere.

Our accommodation is set across a 5 bed cottage with wonderful bifolds and overlooking a duck pond, a 4 bed cottage with the perfect open-plan space to socialise, and an impressive 1 bed split-level suite with balcony overlooking secluded gardens.

Cottages at Eastfields Farm Barns

Our three beautifully transformed barn cottages sit in the heart of the Bedfordshire countryside each with a spacious and stylish open plan format. At the heart of the 30 acre estate of Eastfields Farm Barns, it is the perfect place for you the relax with friends and family.

Within easy access of the M1, A1 and A14 with convenient train links to London and Birmingham, it is perfectly located and close to many amenities.

A great location for countryside walks with an abundance of pubs and local restaurants and close to the beautiful village of Kimbolton, the outdoor sailing, cycling and walking at Grafham Water, the fast pace of Palmer Sports and day trips to Cambridge (just 30 miles away).

Each of the cottages is available to book on its own or coupled together to host a larger group. An ideal space for a family vacation or break with friends. Each property is detached, and has a passcode keylock box for easy access.

Through our catering partners, we offer a range of options from breakfast hampers to prepared lunches, dinners and even a private chef for a special occasion.

Larger groups may also be interested in our exclusive indoor and outdoor bar facilities.

We can accommodate up to 20 people across the cottages, and we also allow one well behaved dog in each property at an additional charge.

The Old Cart Barn

A picturesque five-bedroom cottage over looking a natural wildlife pond and open fields.

Expansive open plan space, glass fronted with bi-fold doors opening to outdoor patio. A fantastic space capable of hosting all 20 guests from across the three cottages.

Four double rooms (three king size and one double) and one twin, with either ensuite or jack & jill bathrooms. All bathrooms have a shower, and one bathroom also has a bath.

Across one level, the Old Cart Barn provides step free wheelchair access and accessible facilities. Perfect for multi-generational and group gatherings.

The Granary

A spacious four bedroom cottage all over one level with a large open plan kitchen diner and lounge. The Granary is a great place for socialising with friends and family.

Two king size rooms and one double all with their own en-suite shower bathroom.

One twin room, next to a separate family bathroom with bath and over shower.

WiFi, luxury bedding & towels and a full equipped  kitchen.

The Hayloft

A spectacular one bedroom cottage set across two floors.

Downstairs there is a fully fitted kitchen, dining area and lounge.

Upstairs is our high vaulted master bedroom with super-king size bed. There are french doors onto a balcony overlooking our stunning gardens complemented with an en-suite bathroom and over shower.

Catering

Through our great catering partners, we also offer a range of options to take the strain around catering. These range from breakfast hampers, ready prepared lunches and oven-ready dinners, delivered directly to your cottage that you can warm in the oven, through to a private chef for special occasions.

Example menus can be provided on request, which can be adapted to suit your requirements. Arrangements need to be booked in advance.

In the event that you would prefer to look after yourself, the normal supermarkets deliver here, as well and JustEat!

Availability

Please see the diary for an indication of availability for the different properties.

Our larger properties have a minimum two-night stay, sometimes three over key holiday periods.

We promise, our room rates are always cheapest when booked direct with us, rather than through an intermediary, and we offer credit and debit card payment methods.

Note we allow friendly dogs on a lead and have travel cots and highchairs available – please confirm when booking. An additional charge applies.

FAQs

Check-in is from 4 pm, checkout is before 10 am. Note that the check in and check out process is super easy as we will provide you with a code for the lockbox holding the door key which is by the side of the door which means you can arrive and leave whenever suits you best.
Yes, we have a booklet of helpful information both about the property and the local area which we issue to guests.

Yes, there are three local pubs, all offering food that are within walking distance. The nearest pub is around a 20 minute stroll, following the bridle path that passes through the property by the cottages. There are also local gastropubs and restaurants that we can recommend. The guest information booklet includes more information and map.

Yes, there is plenty of parking for all the properties and you are able to drive right up to the properties to unload.

There is a convenience store in the local village, which sells all grocery necessities. Also the main supermarkets deliver to the property. We often find that guess arrange a supermarket delivery slot on the first evening after they plan to check in. There are range of major supermarkets within 10 miles.

Our one bed cottage (The Hayloft) is available on a one night basis, however, our four bed (The Granary) and five bed (The Old Cart Barn) properties, both have a minimum 2 nights stay. During special occasion periods there may be extended minimum stay periods.

Yes. We have a travel cot and high chair available in the properties, and every property has at least one bath.

No, generally we do not allow large single sex groups. This is because the high standard to which the properties have been furnished does not lend itself to such events. Also we ask for noise to be kept to a minimum after 10pm in the evening.

All our properties are fully furnished and lend themselves to short holiday breaks. You may wish to bring some binoculars and a warm coat as the night sky here can be incredible on a cloudless evening!
All the cottages come with a fully equipped kitchen and so are perfect for self-catering . Equally, through our catering partners, we also offer a range of services to take the strain off cooking! These include prepared breakfast hampers, lunch and evening meals that can be heated in the oven, and we can even arrange a private chef for special occasions. Please let us know in advance though as these services require arranging before the visit.
Both the four bed (The Granary) and the five bed (The Old Cart Barn) properties are set over ground floor level. The Old Cart Barn in particular has been designed with disability in mind. There is the ability to park directly outside the property allowing a short step free access to the door. The door is also extra wide, as are the doorways to one of the bedrooms which also has a large bathroom with walk-in shower. Generally the properties are perfect for, and very popular with, multigenerational family stays.

No, whenever properties are available for holiday lets there will be no other events happening at Eastfields Farm Barns. There may be other guests staying in the other cottages unless you have booked the entire suite. In any event, all of the properties are detached from each other and noise must be kept to a minimum after 10 pm at night.
